Homeowners Association (HOA)
The Dupree Lakes Homeowners Association, Inc. is responsible for maintaining community standards that apply to individual homes and lots. Its role is to oversee exterior appearance, property maintenance, and proposed changes to homes so that the neighborhood remains visually consistent and well cared for over time. This includes reviewing requests for items such as roofs, fences, paint colors, landscaping changes, and other exterior modifications.
The HOA is governed by a volunteer Board of Directors elected by the homeowners at the Annual Membership Meeting, and is assisted by a professional management company. The Board operates under recorded governing documents that apply to all properties in the community and adopts an annual budget to carry out the Association’s responsibilities.
The HOA’s activities are funded through annual assessments established by the Board based on the approved budget. These funds support services such as professional management, administrative operations, and enforcement of the community’s governing standards.
Most homeowner interactions with the HOA involve routine matters such as submitting architectural requests, addressing maintenance-related issues, or seeking guidance on community guidelines. Community Development District (CDD)
The Dupree Lakes Community Development District is responsible for the community’s shared infrastructure and amenities that serve the entire neighborhood. These include facilities and systems such as the clubhouse, pool, main boulevard and entrances, stormwater management and maintenance ponds, common area landscaping, and required compliance with agencies such as the Southwest Florida Water Management District (SWFWMD). Unlike the HOA, the CDD does not regulate individual homes or architectural changes.
The CDD is a special-purpose local government created by Pasco County ordinance under Florida law. It is governed by a Board of Supervisors who are elected by the residents of Dupree Lakes and serve on behalf of the community. The Board adopts the annual budget, oversees vendors and contractors, and is responsible for ensuring that community-wide infrastructure and amenities are properly operated and maintained.
The CDD operates independently of both Pasco County and the HOA, with its own authority and responsibilities. Its activities are funded through non-ad valorem assessments that appear on each homeowner’s annual property tax bill and are collected by the county tax collector. These assessments typically include a portion related to long-term infrastructure financing (such as bonds used to build community facilities) and a portion for ongoing operations and maintenance.
